Cottage is the larger of our two ground-floor, self-contained apartments each with separate entrance and parking.
This deluxe, very private self-catering suite neatly adjoins one side of the main building. Cottage boasts a main bedroom, a family bathroom, a spacious living/dining/kitchen room, with one double and one single sofa beds, television, table and chairs, kettle, toaster, crockery, utensils and fully equipped kitchenette. Recently re-modelled, we are once again able to provide a hob, combi microwave oven, fridge with a small freezer compartmen, and even a kitchen sink! With modern furnishings throughout, Cottage is perfect for a family, a couple or groups of friends, and is a great choice for those needing easy accessibility, and/or more room for longer stays.
PENTHOUSE

A superior deluxe self-catering studio apartment featuring exposed slate walls. Situated on our top (second) floor, Penthouse is suitable for a couple, two adults with a child, an adult with two children, or even a group of three friends. Penthouse is a large open-plan studio room with a solid oak, king-sized bed and a solid oak, single sofa bed, mini-kitchen and living area.
The mini-kitchen has a two ring hob, fridge, microwave, kettle and toaster. The large ensuite bathroom has a roll-top bath and separate rainforest shower.
This totally unique, deluxe room also enjoys access to a private roof terrace with stunning panoramic views across the gardens, Grasmere lake and the fells surrounding Grasmere village. Take in the fell tops at a glance from your private terrace – Helm Crag, the Fairfiield Horseshoe, Stone Arthur, Heron Pike, Nab Scar, Loughrigg, Dow Bank and Silver How. Too beautiful to miss!

GARDEN SUITE

Garden is a very modern, self-contained, easily accessible ground floor suite at one side of the main house. It enjoys its own front door, parking space and wooden picnic table for outdoor dining.
Whether you are a couple, a family or a group of up to five friends, Garden offers very contemporary accommodation. With modern furnishings throughout, Garden has one king sized bedroom together with a living room providing two single sized, solid oak sofa beds. Kitchenette facilities in this room including a hob, combi microwave and fridge with a small freezer compartment. Generous seating and table areas complete the suite, both inside and outdoors.
RIVERSIDE

Riverside is a very spacious, superior self-catering studio apartment. It is suitable for a couple, two adults with a child, an adult with two children or even a group of three friends. Riverside is a large open-plan studio room, with a solid oak, king size bed and a solid oak, single sofa bed. An amply equipped mini kitchen with pine dining table and chairs completes the comfortable living area.
The mini-kitchen has a two-ring hob, fridge, microwave, kettle and toaster. The extremely spacious ensuite bathroom enjoys a roll-top bath and a separate, walk-in rainforest shower.
This extraordinary suite is on the first floor of the main house, with large windows looking directly across our gardens, giving you beautiful views of Grasmere lake, the river Rothay and the local fells.

FELLSIDE

A suite of elegantly designed rooms on our first floor, Fellside is ideal for a couple, a family or a group of up to four people. This suite includes the principal bedroom with a solid oak king sized bed, a spacious bathroom with deep soaking tub, and a separate living room. The living room has a comfy, double sofa bed, which pulls out to be made up with one or two single duvets for children, or a double duvet for an adult or a couple. This makes Fellside Suite ideal for a family of three or four, two couples, or a group of up to four friends.
From the bedroom the views are across mature gardens towards Nab Scar, from the living room the views are of Grasmere lake and surrounding fells.

The room features an impressive original stone wall, and enjoys some of our best views of Grasmere lake and the surrounding fells. The en-suite bathroom has a Jacuzzi bathtub, ideal for soaking in after a long walk.

Stunning original slate walls grace both the bedroom and bathroom of Treetop. The result is an elegant, period feature room, situated on our top (second) floor of the main house. With a solid oak, king-sized bed and a comfortable, solid oak sofa bed, Treetop can sleep three adults or two adults and one child. The beautiful en-suite bathroom has a deep-soaking corner tub and marble basin.

Holly enjoys ultra-modern, comfortable furniture, and probably the most roomy shower in the house! The beautiful, original slate wall that graces this bathroom is a true period feature, and the marble-tiled, walk-in shower is extremely spacious. Like our suites Garden and Cottage, Holly is based on the ground floor but also enjoys being set within the comfort of the main house.
Perfect for couples or for those guests travelling alone, this elegant room might be especially useful as a choice for those with access difficulties.
